It’s easy to find a conveyancer when leasing property but finding a good conveyancing solicitor takes some good powers of judgement. You can only make a fair judgement if you do some research and establish what criteria to use in discerning what makes a good conveyancer. You can search online for conveyancers and browse through the first 10 pages or more of a search engine, including all the ones advertised on Google. It can be overwhelming to find so many conveyancers offering the same service in one location alone, and bearing in mind that it is important that your conveyancer should practice within your location, you need to narrow down your search and filter through the ones that really matter.
You need to be able to pick up the phone and speak to a conveyancer directly without any commitments to instruct and you certainly don’t want to be charged for that initial call. Your conveyancer should be someone you can talk to, approachable, because that will be an indication that the firm prides itself in their personable service to their clients. They’re the ones who will be supporting you through the stressful process so you need to be able to call or email and get straight answers to your questions and ensure that they will agree to keep you regularly updated.
There’s nothing worse than having a budget and going beyond your means because your service provider didn’t tell you about the hidden costs. You need clarity when it comes to costs and being able to establish right from the beginning what costs will be included in the final bill is a must – no hidden fees, just what’s been agreed. Remember that everything is vatable and as such, it is in your own budget’s best interest to find a solicitor that gives clarity when it comes to fees – a break down in costs means stating vat charges. Your fees should include search services, land registry fees, stamp duty and administration costs.
Understand that a conveyancer undertakes the conveyancing process on your behalf but may not necessary be able to deal with complex legal issues. But a conveyancing solicitor will have a broad range of expertise in areas of law (ie business, property, litigation, finance). Once you find your solicitor who is able to carry out the conveyancing work for you, be sure to ascertain your conveyancing solicitor specialises in contracts. This means that the conveyancing services will be rendered by someone who is able to handle contracts and give you legal advice, particularly if you’re leasing or extending the lease of commercial property. All solicitors in England and Wales are registered with the Law Society which is regulated by the Solicitors Regulation Authority, so finding an accredited solicitor is imperative, if you’re looking for a good conveyancing solicitor.
Solicitors need to know and always be up to date with what the law says in relation to leasing property. The practice should be registered with the Leasehold Advisory Service (LEASE) who are a regulated authority, and a highly valued source of information and support for conveyancing solicitors.
