Buying or selling property?

Landlord or tenant?

For a smoother relationship when letting or renting, it’s wise to involve our professional solicitors from the start. We’ll draw up an assured shorthold tenancy agreement (AST) to set out clear expectations before the keys are handed over.

For tenants…

If the tenant wants to do any structural work, we help with getting consent from the landlord.

For landlords…

If the tenant breaches the terms of the agreement, we’ll issue the S8 notice that starts the eviction process, and will help you through any court proceedings.

If the landlord wants to regain possession of the property when the tenant has not committed any breach, we arrange the required S21 notice and deal with any issues that may arise (there is no court hearing in this situation).

Extending your lease?

It’s often a good idea to extend the term of a leasehold property before you try to sell it, because it’s hard for buyers to obtain a mortgage when the lease is short. Lease extensions can be complex, and the longer you wait, the more it costs. Our solicitors can help at any stage – just ask.

Buying the freehold?

In conjunction with some or all of your neighbouring tenants, you may have the right to buy the freehold of your property. It’s called ‘collective enfranchisement’, however, it can sometimes be tricky to negotiate terms with your freeholder.
