Choose The Right Conveyancer

First on the list is being aware that conveyancing solicitors are regulated by the Solicitors Regulation Authority and by the Council for Licensed Conveyancers.  So you need to look for a solicitor that is both regulated and insured on both counts – as a solicitor and as a conveyancer.

Just a Conveyancer or a Conveyancing Solicitor?

You could choose to instruct a conveyancer without any legal qualifications but when you have a qualified solicitor acting for you, you will certainly get specific legal advice when things don’t go according to plan or when you encounter tricky situations that will impact on the transaction and your enjoyment of your new home.

Lease Advisory Service

Ensure that your conveyancing solicitor is on your mortgage lender panel.  Many mortgage lenders will only consider lending you the money if your chosen solicitor or conveyancer (or both) is approved by their panel.  At DG Law we’re a team of conveyancing solicitors registered with the Lease Hold Advisory Service  assisting us in the leasing aspects of a transaction. 

Conveyancing Quote

Beware of online quotes because they often don’t tell you straight out all the hidden costs, such as stamp duty, searches and land registry.  They all incur a fee.  The best advice we can offer you at this stage is to ring us up and just have an initial chat which is free and without any commitment.  Once you chat to us, we will put you at ease and give you a personable service, guiding you through the conveyancing process. 

Word of Warning

Take care when it comes to recommendations from your estate agent as this might incur more costs than necessary.  So be sure to discuss fees with your conveyancing solicitor, prior to instruction.  This may seem like stating the obvious but it is important that you ask your solicitor to clarify what the costs are and what’s included in the costs.
