First on the list is being aware that conveyancing solicitors are regulated by the Solicitors Regulation Authority and by the Council for Licensed Conveyancers. So you need to look for a solicitor that is both regulated and insured on both counts – as a solicitor and as a conveyancer.
You could choose to instruct a conveyancer without any legal qualifications but when you have a qualified solicitor acting for you, you will certainly get specific legal advice when things don’t go according to plan or when you encounter tricky situations that will impact on the transaction and your enjoyment of your new home.
Ensure that your conveyancing solicitor is on your mortgage lender panel. Many mortgage lenders will only consider lending you the money if your chosen solicitor or conveyancer (or both) is approved by their panel.
