What Is A Conveyancer Responsible For?

A conveyancer is responsible for due diligence when carrying out searches relating to the property being purchased.  Whilst the estate agent and surveyor carry out their own work, not everything is covered in their reports.  The work can only be completed with a conveyancer’s search work.  To avoid any disappointments and situations that will seriously impact your enjoyment of your new home, your conveyancing solicitors will complete the work by carrying out searches relating to the property and area. 

Conveyancing Searches

Conveyancing searches are part of the conveyancing process.  Without these, the work would be incomplete and it would be impossible or at the very least, extremely unwise to go ahead with property purchase without proper conveyancing work.  Your conveyancing solicitor will carry out searches on the property and area you are about to purchase.  Searches include:

  • Local authority searches which will disclose restrictions and charges relating to the property once it belongs to you
  • Flood risks will allow you to assess for instance if you can afford insurance or you want to take the risk of living in an area with a high risk of flooding
  • Noise abatement
  • Water authority searches which identify public drains that potentially affect any future building works
  • Land registry searches which confirm if the property’s ownership can be passed over or sold and if there are any boundaries
  • Environmental searches disclose any part of the land or area near the property which is or has been contaminated, any potential flooding, any other hazards such as gas
