Home Buyers, Flooding and Extreme Weather

Extreme weather can cause enormous anxiety to home owners, as well as buyers and sellers.  Flooding can have serious repercussions to the structure and conditions of a home.  It can also make you homeless.  Often home owners end up having to seek temporary accommodation and sometimes even permanently move out of their flooded homes.

In York, North Yorkshire, some areas are high flood risks but most homes are built with this in mind.  However, along the Ouse river, flooding is almost always a certainty when rain falls heavily and continuously.  In fact, sometimes all it takes is a day of heavy rainfall for the river Ouse to burst its banks.  Some commercial property owners such as pubs and bars by the river, shut their doors in anticipation of high water levels. Sometimes they wait for days until the waters subside.

Home buyers in the UK must be properly advised about risks of flooding anywhere in the country, especially high risk areas by a river or by the sea.  Southsea in Portsmouth is an example of an area of high risk, with 1 in 6 homes at a risk of flooding.

The property market in Portsmouth is quite affordable at the moment, despite the rapid and dramatic changes in the economy at the moment.  In particular, Southsea and Old Portsmouth are very attractive areas.  But home buyers need to research on the area, and any other area in the UK for that matter, and see what statistics reveal in relation to extreme weather.

Remember that insurance companies will have done their homework and policy rates will reflect particularly high risk zones.  Check carefully for flood zone insurance quotes so you can assess if your new home is affordable.  But don’t make your mind up without speaking first to the experts.

We advise home buyers on pre-contract searches, which will allow their mortgage lenders to formulate decisions for property buyers.  If you are thinking of buying property in a high flood risk zone, please give us a call for an informal discussion.  SG
