Tip 1 – property buying tips
Before contacting conveyancing solicitors, you need to do some home work which should begin before you find a property. Look for some property buying tips which will include asking the seller a series of questions in relation to plumbing, electricity, checking the property several times and at different days and times of the day. Check for any damp or leaks, check water pressure by turning taps on and off, including the toilet. Never be afraid to go into a property and act as if you’ve just moved in.
Tip 2 – calculate the cost
Make a list of all costs and do not underestimate the cost of anything. In fact, overestimate the cost of everything so that by the time you’ve settled all bills, you’ve got some left over. What should your costs list look like? Try this to start off with:

Tip 3 – pre-approved finances
You’re so excited about your business project or the prospect of a new home that you can’t think of anything else. But without your finances pre-approval, your plans will have no back bone. It could be that your finances will allow for something bigger and better. Equally, it could be that your finances don’t quite match your big dream. So, before you find yourself in a prickly situation, have your finances pre-approved by way of a certificate from your lender.
Tip 4 – research
What do clients and Google reviews say about a team of conveyancing solicitors? Are they a bit too slow to do the work? Do they offer personalized services? In other words, if you’re buying for business or buying for life, you need someone you can talk, someone approachable and who will understand your requirements and concerns. If you are worried about conveyancing costs, and they can be costly if you don’t prepare properly, the first thing you should do is find a conveyancing solicitor who offers a first consultation free of charge. Some conveyancing solicitors will not offer a free consultation because they don’t want to waste time – as far as they’re concerned, time is money. But they will likely not be prepared to listen and offer a personalized service. W
hen you want to buy or lease a property, you tend to worry more about the solicitor fees and hidden costs than you do about the price of the property itself. But some conveyancing solicitors understand this worry and they will be prepared to talk to you first and discuss your options and your budget.
